Selling a home is one of the biggest moves you'll make — and the last few days before closing are where details get missed. Work through these items ahead of time and you'll hand over the keys with confidence.
01 — Deep Clean the Home
Does a dirty house affect closing? Yes — and more than most sellers expect. A dirty home at walkthrough often prompts the buyer to request a closing credit. Cleaning is the cheapest thing you can do to protect your bottom line.
02 — Clear the Garage and Any Leftover Items
Can a seller leave things behind when selling a house? Only with the buyer's written agreement. Don't assume anything is wanted — send your agent a list first so they can get formal confirmation before closing.
03 — Notify Your Service Providers
What happens to lawn care and pest control when you sell your home? You're responsible for canceling or transferring all service contracts. Write down every vendor — lawn care, cleaning, pest control, tree trimming — notify them of your move date, and pass the list to the buyer.
04 — Round Up All Keys and Remotes
What keys do you need to leave when selling a house? All of them — every copy, garage remote, and access fob. Leave them on the kitchen counter so your agent can coordinate the handoff. These are easy to accidentally pack.
05 — Transfer or Cancel Your Security System
How do I transfer a home security system to a new owner? Contact your provider before closing. Leave all equipment in place and write down the master code and zone information for the buyer. Some panels require a technician visit to transfer ownership — ask your provider in advance.
06 — Schedule Utility Transfers (Don't Cancel)

07 — Set Up Mail Forwarding

09 — Test Smoke and CO Detectors
Are working smoke detectors required to sell a house? In many states, yes. Check that all smoke and carbon monoxide detectors have fresh batteries and are functioning before your final walkthrough.
10 — Leave Manuals and Spare Parts
What documents should you leave for the new homeowner? Appliance manuals, warranty paperwork, paint color codes, spare tiles, extra filters, and any leftover renovation materials. Leave them on the counter — buyers genuinely appreciate it and it reflects well on how you maintained the home.
11 — Factory Reset All Smart Home Devices
Do you have to reset smart home devices before selling your house? Yes. Reset and deauthorize Ring cameras, Nest thermostats, smart locks, video doorbells, and any other devices linked to your personal accounts. The buyer can't take full ownership until your account is completely removed.
12 — Empty and Wipe the Fridge and Freezer
Does the refrigerator need to be empty when selling a house? If it's staying with the home, it should be completely empty and wiped clean. Do a final check right before you lock up — it's one of the easiest things to overlook in the last-minute scramble.
13 — Open All the Blinds and Curtains

14 — Return Your Modem or Router
Do I need to return my internet equipment when I move? Check with your provider — most require it. Set the modem or router aside before closing day so it doesn't get packed by accident or left behind for the buyer.
